How do you prepare for Open House Day?
Plan a realistic route with properties that match your wishes and budget. Allow enough time between visits to look around at your own pace and explore the neighbourhood. Write down your main priorities, such as the number of bedrooms, space to work from home, outdoor space and your commute.
Use the same criteria for every property. A home in Strijp may suit your daily routine differently from one in Woensel, Gestel or Tongelre. Look at the actual street and your routes: how would you reach the station, where could you park, and which shops or schools are nearby? If possible, visit the neighbourhood at another time of day as well.
Know what you can borrow and what you want to spend
A property may fit your budget on paper while the monthly payments are higher than you would feel comfortable with. Decide in advance how much you want to spend on housing and how much you want to leave for savings, holidays and other plans.
Questions to consider before you start
Mortgage: what are your options based on your income and circumstances?
Monthly payments: what amount suits your spending and future plans?
Own funds: how much do you have available for the purchase, additional costs and any work needed?
Financial buffer: how much would you like to keep in reserve after moving?

What should you look for during a viewing?
Layout and maintenance
Will your furniture fit in the rooms, and is there enough storage? Check the window frames, paintwork and any signs of damp. Ask which work has been carried out recently and what is still planned. An initial viewing gives you a first impression; if you have doubts about the structural condition, discuss having it investigated further.
Energy and comfort
Check the energy label and ask about insulation, glazing, ventilation and the heating system. Find out which improvements have already been made and what you would like to improve yourself. This helps you consider future maintenance and energy improvements when comparing properties.
Apartments and the owners' association
For an apartment, ask about the monthly contribution to the owners' association, known as the Vereniging van Eigenaars or VvE, the maintenance plan and any planned work. Ask which documents you can review. These will help you assess the shared costs and arrangements that come with the apartment.
Compare your impressions straight away
After each viewing, note what you like, what you are less keen on and which questions remain unanswered. You could score the layout, condition and location. If you want to take photos inside, ask the resident for permission first.
Found a property you like: what happens next?
Ask the selling agent how the sales process works and whether there is a deadline for offers. If you are seriously interested, arrange a second viewing and request the available property documents. You do not have to make a decision during Open House Day.
