An extension for more space, a new bathroom or a home that finally stays comfortably warm. Moving is not always necessary to improve your living situation. If you have a mortgage with Obvion, increasing your Obvion mortgage could help you finance your plans.
But what does this mean for your monthly payments? Can you keep your existing interest rate? And will you need another appointment with a civil-law notary? Homeloan helps you understand your options. An initial consultation is always free and without obligation. The fixed base fee for advice and arranging an increase is €1,995, payable when you actually increase your mortgage through Homeloan.
How does increasing your Obvion mortgage work?
You borrow an additional amount alongside your existing mortgage. Obvion assesses your income, financial commitments and property value. The application goes through an independent mortgage adviser. You can also read Obvion’s explanation of mortgage increases, in Dutch.
Home equity is not automatically money you can withdraw. Suppose your home is worth €475,000 and your mortgage is €310,000. The difference is €165,000. If you want to borrow another €45,000, your debt becomes €355,000, excluding any costs added to the loan. That is below the property value, but it does not yet establish whether your income can support the monthly payments.
Homeloan therefore looks beyond the maximum loan amount. How much money would you like left over each month? Do you expect to reduce your working hours? And how much savings would you like to keep available for unexpected expenses? These answers help you set a responsible renovation budget.
Increasing within your registration or visiting a notary?
If your mortgage was registered for a higher amount than you borrowed, there may be room for an increase within the existing mortgage registration, known in Dutch as an onderhandse verhoging. This does not require a new mortgage deed. If there is insufficient room, an additional deed is needed. A second mortgage with Obvion is only available if your first mortgage is also with Obvion.
Ask Homeloan to review your mortgage deed before you incur costs. A registered amount is not a promise that you can actually borrow it.
What happens to your existing interest rate and terms?
The additional borrowing comes with a new interest rate offer and new loan arrangements. This does not automatically mean refinancing your entire mortgage. However, the relationship between your total debt and property value can affect your interest rate category.
Please note: Obvion’s current general terms and conditions will apply to your entire mortgage after the increase. Homeloan therefore also checks the consequences for your existing loan parts. This allows you to assess the increase based on your total monthly payment and all the conditions together.
Can you increase your Obvion mortgage on an interest-only basis?
For an increase in interest-only borrowing, Obvion applies a limit of 30% of the property value and a maximum of €150,000. Your existing interest-only loan counts towards the assessment of any room for additional interest-only borrowing.
For example, if you already have an interest-only loan of €175,000, this does not automatically mean you must repay that existing part when increasing your mortgage. It does mean that this policy leaves no room for further interest-only borrowing. An additional annuity or linear repayment loan may be possible, subject to the rest of the assessment.
Read the explanation and examples in Obvion’s interest-only mortgage policy, in Dutch. Homeloan also explains how your repayment method affects your future debt and mortgage interest deduction.
Additional borrowing for energy improvements
Would you like to combine your renovation with insulation, improved glazing or a heat pump? Additional borrowing options exist for energy-saving measures. Subject to conditions, the total mortgage can reach 106% of the property value. Borrowing above 100% is reserved for eligible energy-saving improvements.
There may also be additional borrowing capacity under the income assessment, depending on factors such as your energy label. If you already know which improvements you want, these are specified in the application. If you have not yet decided, an energy-saving budget may be an option. The money for these improvements is placed in a dedicated sustainability deposit account.
Homeloan assesses which combination suits your plans. A new kitchen and roof insulation, for example, each have their own place in your financing plan. Read more about financing energy improvements with Obvion, in Dutch, and how your energy label affects your mortgage.
Can energy improvements also reduce your interest rate?
Subject to conditions, Obvion offers a sustainability discount for homes with an officially registered energy label B or better. For fixed-rate periods starting on or after 1 October 2024, you can qualify within 24 months of the start. The discount and eligibility can differ between loan parts. An improved energy label therefore does not immediately qualify every existing loan part for a discount.
We check what this means for your mortgage. See the Dutch conditions for Obvion’s sustainability discount.
Which property valuation do you need?
The required valuation depends on your application. Subject to conditions, Obvion accepts a Calcasa Desktop Taxatie or Desktop Taxatie Plus when the mortgage debt is no more than 90% of the property’s market value. This does not mean that this method is suitable for every renovation.
Do you need the value after renovation to make the financing possible? Establish which report Obvion requires before ordering one. Renovation costs do not automatically translate into an equal increase in property value. Checking first helps you avoid paying for a valuation that cannot be used for your application. Read more about valuations for an Obvion mortgage, in Dutch.
How does a construction deposit account work?
Your renovation budget can be placed in a construction deposit account, known as a bouwdepot. You submit invoices through MijnObvion. You receive interest on the unused balance, but the conditions vary by mortgage product.
For the Woon Hypotheek, the interest credited is based on your mortgage rate or the weighted average rate of your loan parts. For the Compact, Basis and Obvion Hypotheek products, it is one percentage point lower. For existing properties, interest is credited for up to 12 months with the Woon Hypotheek and up to 24 months with the other products mentioned.
The lifetime of the deposit account and the period during which you receive interest are therefore not always the same. Homeloan factors this into your budget, particularly if your renovation will take place in stages. See Obvion’s construction deposit conditions, in Dutch.
What does increasing your Obvion mortgage through Homeloan cost?
An initial consultation is free. The fixed base fee for advice and arranging the mortgage is €1,995, payable only when you actually increase your mortgage through Homeloan. An additional fee applies to entrepreneurs because assessing business income involves extra work.
| Cost | Amount or explanation |
|---|---|
| Initial consultation | Always free and without obligation |
| Homeloan advice and mortgage arrangement | €1,995 base fee, payable only when you actually increase your mortgage through Homeloan |
| Additional fee for entrepreneurs | €395 for a sole trader or general partnership; €695 for a private limited company |
| Property valuation | Depends on the valuation method required and accepted for your application |
| Civil-law notary | Charged separately if an additional mortgage deed is needed |
| Other costs | For example, an external income assessment or National Mortgage Guarantee costs, where applicable |
Third-party costs are not included in Homeloan’s fee. You receive an overview of the costs for your application in advance. See our fees and services.
For a small loan, one-off costs have a relatively large impact. We therefore also compare alternatives, such as using part of your savings or another type of finance. A lower monthly payment achieved through a longer loan term can ultimately mean paying more interest.
Is the interest on the increase tax-deductible?
If you use the additional borrowing to improve or maintain your main home, the interest may be deductible. In principle, a new mortgage increase must be repaid within 30 years on at least an annuity or linear repayment schedule. Using your home as security does not, on its own, qualify you for mortgage interest deduction.
If you use the money for a car or a holiday, for example, the interest on that part is not deductible as home mortgage interest. Keep invoices and proof of payment for your renovation. Separate tax rules also apply to construction deposit accounts. Homeloan considers the tax treatment so you understand both your gross and net monthly payments.
The Dutch Tax Administration explains mortgage interest deduction when increasing your loan and borrowing for a renovation. Both pages are in Dutch.

Frequently asked questions about increasing your Obvion mortgage
Can I increase my Obvion mortgage myself through MijnObvion?
No. You apply for an increase through an independent mortgage adviser. You can use MijnObvion to view your mortgage details and submit invoices for payment from your construction deposit account, among other things.
Do I have to return to my original adviser?
You can ask Homeloan to help, even if you originally arranged your mortgage through another firm. We discuss the information and any authorisation needed.
Is my home equity the same as the maximum amount I can borrow?
No. Equity is the difference between your property value and your mortgage debt. It is not money that is automatically available to withdraw. First have your options calculated to establish which additional monthly payment is affordable and comfortable.
Can I increase my mortgage without a notary?
This may be possible if there is enough usable room within your existing mortgage registration and Obvion approves your application.
How long does a mortgage increase take?
This depends on your case, the valuation required, Obvion’s assessment and any appointment with a civil-law notary. We discuss your schedule beforehand and keep you informed throughout the application.
Would you like to know what your plans would cost each month? Discuss them during a free initial consultation with Homeloan.
