Mortgages for ASML employees: which income counts?

Do you work at ASML and want to buy a home in Eindhoven, Veldhoven or the surrounding area? Your gross monthly salary does not tell the whole story about your mortgage options. Holiday allowance and a fixed thirteenth-month payment can also count. In certain specific circumstances, profit sharing can be included as well.

At Homeloan, I have experience with mortgage applications for ASML employees and their salary structure. I know which income components count and which lenders offer suitable options. This allows me to translate your income into a clear, realistic home-buying budget.

Which parts of your ASML income count towards a mortgage?

A lender uses your qualifying income to calculate affordable mortgage payments. This may differ from the total amount you receive during a year.

Income component Can it count?
Base salary Yes
Holiday allowance Yes
Fixed thirteenth-month payment Yes, if it is unconditional
Shift allowance Yes, if it is regular and expected to continue
Profit sharing In certain specific circumstances

Base salary, holiday allowance and thirteenth-month payment

Your base salary is the starting point. Holiday allowance and a fixed thirteenth-month payment can also be included. Your payslip, employment contract and employer statement help establish the relevant amounts.

Make sure you do not count income components twice. Some ASML vacancies quote a fixed annual salary that already includes holiday allowance and the thirteenth-month payment. These must not be added again. If your payslip shows only your gross monthly base salary, the separate fixed components still need to be included correctly.

Example: from monthly salary to annual income

Suppose your gross monthly base salary is €5,000. In this illustrative example, you also receive holiday allowance of 8% of twelve months of base salary and a fixed thirteenth-month payment of €5,000.

Component Annual amount
Base salary: 12 × €5,000 €60,000
Holiday allowance: 8% × €60,000 €4,800
Fixed thirteenth-month payment €5,000
Total fixed income components €69,800

This example does not represent every ASML employment contract. Your own documents determine the applicable amounts. The €69,800 is annual income, not a maximum mortgage amount. Your borrowing capacity also depends on factors such as interest rates, the mortgage term, financial commitments and the property.

Does shift allowance count towards your mortgage?

If you work shifts at ASML and receive a shift allowance, this can count towards your mortgage if it is regular and expected to continue. Your qualifying income may therefore be higher than your base salary, holiday allowance and thirteenth-month payment alone.

The amount accepted is determined by the lender’s criteria. Allowances received over the previous twelve months may be used as a starting point. With my experience of ASML income, I include this allowance in the assessment of your mortgage options from the outset.

Can ASML profit sharing count towards your mortgage?

Yes, profit sharing can be included in certain specific circumstances. This is not a standard option with every lender. A payment linked to company profits is assessed differently from your fixed base salary.

Receiving a payment does not automatically mean that the full amount will be accepted as annual qualifying income. An expectation of a future payment is not, on its own, enough to include it in advance.

The assessment may involve the scheme rules, previous payments and additional information from your employer. We then establish whether a lender accepts this income component in your situation and, if so, for what amount. There is no single percentage or calculation method that applies to every application.

I first establish your options based on your fixed income components. If profit sharing is relevant to your purchase plans, we also assess whether it can be included with appropriate supporting evidence. This helps prevent you from making an offer based on income that is not subsequently accepted.

Buying a home in Eindhoven or Veldhoven

Whether you are looking for an apartment in Eindhoven or a home closer to work in Veldhoven, understanding your income is particularly useful before making an offer. You will know your price range, how much of your own money you need and which monthly payments feel comfortable.

It is also worth discussing what happens if your profit sharing is lower in a particular year. A mortgage should meet lending criteria while leaving room for everyday expenses and other plans.

For an initial estimate, use the Homeloan mortgage calculator. A calculation that relies on profit sharing needs an individual assessment; a standard calculator cannot replace this.

Which documents are useful?

A recent payslip, your employment contract and an employer statement are a good starting point. To assess profit sharing, annual income statements, payment breakdowns and details of the scheme may also be needed. Additional document requirements vary by lender.

If you are buying with a partner, we also consider their income and financial commitments. If you are an international employee benefiting from the 30% ruling, read whether the 30% ruling counts towards your mortgage. This is a separate consideration alongside your fixed salary and profit sharing.

Frequently asked questions

Does my thirteenth-month payment count towards my mortgage?

A fixed, unconditional thirteenth-month payment can generally be included. We check how it is recorded in your employment terms and income documents.

Can I add my profit sharing to my annual salary?

Not without an assessment. Profit sharing can count in certain specific circumstances, but the lender determines whether it is accepted and for what amount.

Can I apply for a mortgage if I have just started at ASML?

This may be possible. Your contract type, any probation period and available income documents are relevant. Starting a new job does not automatically provide sufficient evidence to include profit sharing as well.

Do I need to have a property in mind already?

No. Discussing your options before you start viewing homes helps you focus your search in Eindhoven, Veldhoven and the surrounding area.

Sources and explanation

For the salary structure: ASML’s explanation of fixed annual salary and profit sharing in a Netherlands vacancy. For documenting income components: NHG’s employer statement guidance and the model employer statement (in Dutch).

The ASML source describes employment benefits, not mortgage acceptance. Including profit sharing always requires a separate assessment based on the lender’s current criteria.
