Mortgage adviser or bank? More support with Homeloan

You have found a home you can already picture yourself living in. But how much can you responsibly offer? How much of your savings will you need? And who can you call when the estate agent needs an answer today? At moments like these, you need more than a mortgage calculation.

Choosing an independent mortgage adviser or going directly to a bank also means choosing how you will be supported throughout your purchase. Homeloan helps from your very first plans: setting your budget, making an offer and arranging your mortgage. You get one dedicated contact, a comparison of more than 35 lenders and a competitive fee: €1,995 for first-time buyers.

Mortgage adviser or bank: what is the difference?

A mortgage adviser at a bank generally advises on mortgages offered by that bank or its own brands. Your options are assessed within that range. Homeloan compares mortgages from more than 35 lenders. We look at interest rates, terms, monthly payments and how each lender assesses your income and circumstances.

That makes a difference. Lenders have different approaches to business income, temporary employment contracts and existing mortgages. Their conditions for moving home, making extra repayments and financing energy improvements also vary. If your own bank is not the best fit, we look further.

A bank adviser can provide good advice. With Homeloan, you also get to compare different lenders and receive support with the financial steps involved in buying your home.

ABN AMRO, ING, Rabobank and ASN mortgages through Homeloan

Would you prefer a mortgage from a familiar bank? You do not have to go directly to that bank. Homeloan can also arrange a mortgage with ABN AMRO, ING, Rabobank or ASN. We include these banks in our comparison with other lenders.

If one of these banks is the best fit for you, we arrange your mortgage there. The bank lends you the money, while Homeloan provides the advice and guidance. A preference for a particular bank and independent mortgage advice work perfectly well together.

Support that starts before your offer is accepted

Buying a home involves more than applying for a mortgage. You make important decisions long before submitting the application. That is why Homeloan starts helping while you are still looking for a home.

Understand what you can afford and what feels comfortable

We calculate your maximum mortgage, but also discuss the monthly payments you feel comfortable with. How much would you like to keep available for holidays, savings or working fewer hours? How much of your own money will you need for the purchase, additional costs and any renovation? This gives you a search budget that fits your life.

Help with making an offer

Have you found a property you like? We discuss whether your proposed offer is financially feasible. We look at what it means for your monthly payments and savings, and what happens if the valuation is lower than the purchase price. We also discuss the financing contingency and the time needed to arrange your mortgage.

This helps you understand the financial commitment before you make an offer. Homeloan focuses on the financing and financial conditions of your offer. For a property valuation, a structural inspection or purchase negotiations, you can also engage a valuer, building inspector or buying agent.

Once your offer is accepted, we handle the application

We then compare suitable mortgages, discuss your choices and manage the application. Homeloan checks your documents, stays in contact with the lender and monitors progress towards your financing deadline. You also get help arranging the valuation and finding a civil-law notary.

You have direct contact with Niels, including through WhatsApp. A question about a document, a message from the estate agent or a change of plans? You know who to contact.

Looking beyond the purchase

We discuss what happens to the affordability of your mortgage in the event of disability, unemployment, death or retirement. Homeloan remains available after you receive the keys, too. Planning a renovation or considering taking your mortgage with you to a new home? We can review your options again. Any fees for new work are discussed in advance.

Homeloan provides support that goes beyond comparing and arranging a mortgage. When speaking to a bank, ask exactly what help you receive when making an offer, who is available during the purchase and what support is included afterwards. This lets you compare the actual service you will receive.

Affordable mortgage advice with clear fees

Comprehensive support does not have to come with a high price tag. Homeloan charges fixed, competitive fees for mortgage advice and arranging your mortgage. You know the cost of your service in advance.

Your situation Homeloan fee
First-time buyer: your first home €1,995
Moving home: your next property €2,995
Increasing your mortgage €1,995
Additional fee for a sole trader or partner in a general partnership €395
Additional fee for an entrepreneur with a private limited company €695

An initial consultation is always free and without obligation. The fees above apply to the paid services you instruct us to provide. Costs charged by a valuer, civil-law notary or external income assessment provider are paid separately. Arranging term life insurance or disability insurance costs €249 per policy; the insurance premium is separate. Any additional charges for special circumstances are discussed in advance. See our fees and included services.

Going directly to a bank does not automatically mean paying less. Banks also charge for mortgage advice and arranging a mortgage. Compare the advice fees and support alongside the interest rate and terms of the loan.

Who pays an independent mortgage adviser?

For advice on and arrangement of a new mortgage, an independent mortgage adviser is paid directly by you, not by the bank or lender. The Dutch ban on commission for these services has applied since 2013. A lender cannot pay the adviser a sales commission for your new mortgage. The Dutch Authority for the Financial Markets explains these rules in Dutch.

Homeloan receives no commission from the bank for your mortgage. We do not receive a higher payment when you choose a particular lender. You pay for our advice and support throughout your mortgage process.

A smaller or larger mortgage: the same personal attention

A bank also lends you the money and receives interest. Providing mortgages is part of its business model. Homeloan earns the agreed fee for its advice and services. Our fee does not increase because you borrow more.

Whether you need a mortgage of €200,000 or €600,000 does not determine how much attention you receive at Homeloan. Our fee depends on your situation and the work involved, rather than a percentage of your loan. A smaller mortgage is still a major decision for you.

The way banks organise their service varies between banks and customer segments. This does not mean that a smaller mortgage automatically results in less service. At Homeloan, the commitment is clear: personal guidance, regardless of the size of your mortgage.
