A bigger kitchen, an extra room or finally dealing with that cold floor. You enjoy living in your home, but it could suit your life a little better. Already have a mortgage with Florius? Increasing your Florius mortgage is one way to finance those plans.
Wondering how much more you can borrow and what the monthly payments would be? An initial consultation with Homeloan is always free and without obligation. You only pay our competitive, fixed base fee of €1,995 for advice and arrangement if you actually increase your mortgage. Below, we explain how it works and which additional costs to expect.
Ready to explore your plans?
During a free introductory meeting, we discuss your existing mortgage, renovation budget and preferred monthly payment. We can meet at our office in Eindhoven or online.
How does increasing your Florius mortgage work?
You apply for additional borrowing on top of your existing mortgage. Florius reassesses your financial situation. For a renovation, the property’s market value after the work can be taken into account if supported by an appropriate valuation. Renovation costs do not automatically translate into an equal increase in property value.
For a standard renovation, the starting point is that your total mortgage cannot exceed 100% of the market value. Your income must also support the loan. Additional options are available for eligible energy improvements.
Example: your home is worth €450,000 and your mortgage is €300,000. You want to borrow €40,000 for a renovation. Your total debt would become €340,000, excluding any costs you also finance. That fits within the property value. The income assessment then determines whether the increase is affordable under the lending rules. Read more about Florius’s renovation lending conditions (in Dutch).
Why do you need a mortgage adviser?
You arrange a Florius mortgage increase through an independent mortgage adviser. Florius provides information and a no-obligation conversation about renovation plans; personalised mortgage advice and the application go through your adviser.
Increasing your mortgage involves decisions. How long do you want to take to repay it? How long should the interest rate be fixed? How much room do you want to leave in your budget after the renovation? Homeloan explains those choices in terms of actual amounts and what they mean for your circumstances.
Being independent means we also assess whether increasing your Florius mortgage is suitable compared with other solutions. For a relatively small renovation budget, for example, the one-off mortgage costs can be significant. We also consider using savings or a different type of financing.
Increasing within your existing registration or taking a second mortgage?
Increasing your mortgage without a notary
Was your mortgage registered for a higher amount than you originally borrowed? That registration may leave room to increase your loan without a new mortgage deed. In Dutch, this is called onderhands verhogen. Homeloan checks whether your existing registration can be used. Approval from Florius is still required.
An additional mortgage deed
If the existing registration does not provide enough room, an additional mortgage deed is needed for the increase. This requires a notary. The additional registration is often referred to as a second mortgage.
What does a Florius mortgage increase cost with Homeloan?
An initial consultation is always free and without obligation. The €1,995 advice and arrangement fee is payable only if you actually increase your mortgage. For business owners, a surcharge applies to the increase: €395 for a sole proprietorship or general partnership, and €695 for a private limited company. We explain your fee in advance.
| Cost | Amount or explanation |
|---|---|
| Initial consultation | Always free and without obligation |
| Homeloan advice and arrangement | €1,995 base fee, payable only if you actually increase your mortgage |
| Business owner surcharge | €395 or €695 |
| Property valuation | €110 to €850, depending on the type of valuation required |
| Notary | Charged separately if a new mortgage deed is required |
| Other costs | For example, an external income assessment or National Mortgage Guarantee fees, where applicable |
We calculate your borrowing options and monthly payments, advise on the loan and guide your application. Third-party costs are not included. See the full overview on Homeloan’s fees page.
What happens to your existing mortgage interest rate?
An increase does not automatically mean you have to refinance your entire mortgage. The additional borrowing is subject to the interest rate agreed in the new offer. The effects on your existing loan parts also need to be checked.
At Florius, the risk surcharge depends on your mortgage balance relative to your property value. Borrowing more can move you into a higher risk category, increasing the interest rate on existing loan parts as well. A higher property value can have a favourable effect. Florius does not charge a risk surcharge on mortgages with the Dutch National Mortgage Guarantee, known as NHG. Homeloan therefore assesses the total monthly payment after the increase. See Florius’s explanation of risk categories and interest surcharges (in Dutch).
Extra borrowing for energy improvements
Planning insulation, better glazing or a heat pump? The Florius Verduurzaam Hypotheek is a separate loan part of €5,000 to €25,000 for eligible energy-saving measures. It has a lower interest rate than a standard annuity or linear mortgage with Florius.
Subject to conditions, the total mortgage can reach 106% of the property value. The borrowing above 100% is reserved for eligible energy-saving measures. Your income remains part of the assessment. According to Florius, this specific energy improvement loan part does not affect the risk category of your other loan parts.
Homeloan compares the costs and conditions with other options for your energy improvements. Read more about how the energy label affects your mortgage.
A renovation account for your building work
For a renovation, Florius usually places the funds in a bouwdepot: a dedicated account used to pay renovation invoices. You manage it through mijnFlorius or the app. Homeloan discusses the budget you need and the work included in your application beforehand.
Is interest on the additional borrowing tax-deductible?
Interest on a new mortgage increase qualifies for Dutch mortgage interest tax relief if you meet the tax conditions. You must use the money to buy, improve or maintain your own home and repay the new loan at least on an annuity or linear basis within 30 years. Additional rules apply to a renovation account.
If you use the borrowed money for a car or holiday, for example, interest on that part is not deductible as owner-occupied home mortgage interest. Keep your renovation invoices to show how the money was spent. Homeloan includes the tax treatment in its advice. The Dutch Tax Administration explains interest deductions when increasing a mortgage and borrowing for renovations on its Dutch-language website.

Frequently asked questions about increasing your Florius mortgage
Can I increase my Florius mortgage without an adviser?
Applications for a Florius mortgage increase go through an independent mortgage adviser. Homeloan calculates your options and handles the application. You can also contact Florius directly with general questions.
Do I need to return to my original mortgage adviser?
You can work with Homeloan even if another adviser arranged your original mortgage. We review your existing mortgage alongside your new plans.
Is having equity enough to borrow more?
No. Equity is the difference between your property value and your outstanding mortgage. Florius also assesses whether your income and financial commitments allow you to take on the larger loan.
Can I increase my Florius mortgage without a notary?
Yes, if the increase fits within the usable amount of your existing mortgage registration and Florius approves it. Homeloan checks your mortgage deed and the applicable conditions.
How long does a mortgage increase take?
This depends on the assessment, the documents required, any valuation and the notary’s availability. During the application, we coordinate progress with your renovation plans. Only finalise payment commitments with a contractor once your financing is in place.
