That extension has been on your wish list for a while. Or perhaps you want to finally fix those cold floors and update the kitchen at the same time. You enjoy living in your home, but it could work better for you. If you already have a mortgage with a.s.r., increasing your a.s.r. mortgage is one way to fund your plans without moving.
The first question is not which form you need, but what the renovation means for your finances. How much extra can you borrow? What would your monthly payments be? And will you need another appointment with a civil-law notary? Homeloan helps you work this out. An initial consultation is always free and without obligation.

How does increasing your a.s.r. mortgage work?
A mortgage increase means borrowing an additional amount alongside your existing mortgage. A.s.r. reassesses your income, financial commitments and property value. For a standard renovation, the property value after the work is the starting point: the total loan cannot exceed it. The cost of a renovation does not automatically increase your property value by the same amount.
Equity alone is therefore not enough. Suppose your home is worth €450,000 and your mortgage is €300,000. You have €150,000 in equity. That does not mean you can simply withdraw that amount. Your income must also support the new loan.
Homeloan considers both your borrowing options and the monthly payments you feel comfortable with. This helps you avoid choosing a renovation budget that works on paper but leaves too little room in everyday life.
Increasing your a.s.r. mortgage without a notary
Was your mortgage registered for a higher amount than your current loan? That registration may provide room for a mortgage increase within the existing registration, known in Dutch as an onderhandse verhoging. This does not require a new mortgage deed. If the available registration is insufficient, an additional mortgage deed is needed and you will also pay notary fees. Approval from a.s.r. is required in either case.
You do not have to work this out from your mortgage deed yourself. Homeloan checks which route is available for your mortgage and the costs involved. You can also read the general options on the Dutch page about adjusting your a.s.r. mortgage.
What happens to your existing mortgage interest rate?
The additional loan part is subject to the current interest rate in the new offer. You do not automatically have to refinance your existing mortgage. If your current loan has a low interest rate, it is worth first investigating how you can increase your borrowing while retaining the existing arrangements.
Homeloan reviews the interest, repayments and terms of all loan parts together. We also check whether the relationship between your mortgage and property value affects the interest surcharge. You want to know your total monthly payment in advance, not just the cost of the additional loan.
For a renovation, the money is placed in a construction deposit account, or bouwdepot, from which renovation invoices are paid. Read the Dutch explanation from a.s.r. about renovating with your home equity.
Can you arrange an a.s.r. sustainability mortgage yourself?
Yes. Some existing customers can apply for up to €10,000 themselves through their a.s.r. account. This is only available for eligible energy-saving measures. Among other requirements, you need sufficient room in your mortgage registration and income from employment or a pension.
You need a property valuation report and an insurance record from the Dutch Employee Insurance Agency. You must also pass the knowledge and experience test on your first attempt. A.s.r. charges a one-off €80 distribution fee; any valuation costs are additional.
Applying yourself is not available in certain situations, including when you already have a Verduurzamingshypotheek, a Dutch municipal starter loan through the Stimuleringsfonds Volkshuisvesting, a Levensrente mortgage, payment arrears or another mortgage application in progress. Applications for more than €10,000 or other purposes go through an adviser. Read the full Dutch conditions for applying directly with a.s.r..
The Verduurzamingshypotheek arranged through an adviser has a maximum of €65,000, subject to your financial circumstances. The money is exclusively for eligible sustainability improvements.
When can Homeloan help with your mortgage increase?
Do you only need a small amount for insulation, and do you meet the conditions for applying yourself? The direct route may be cheaper. Honest advice also means pointing this out. You do not pay Homeloan advice fees when you arrange the application entirely yourself.
A larger renovation or a combination of plans involves more decisions. A kitchen, extension and insulation each have their place in your financing plan. Homeloan looks at how to divide the amounts, which repayment term suits you and how much savings you want to keep available. We also consider alternatives, such as paying partly from savings or using another form of finance.
You have one dedicated contact: Niels de Jong. We calculate the monthly payments, advise on the loan, check your documents and handle contact with a.s.r. You can also come to Homeloan if you originally arranged your mortgage elsewhere.
What does increasing your a.s.r. mortgage through Homeloan cost?
The fixed base fee for advice and arranging the mortgage is €1,995, payable only when you actually increase your mortgage through Homeloan. An initial consultation is always free. An additional fee applies to entrepreneurs because assessing business income involves extra work.
| Cost | Amount or explanation |
|---|---|
| Initial consultation | Free and without obligation |
| Advice and mortgage arrangement | €1,995 when you actually increase your mortgage through Homeloan |
| Additional fee for entrepreneurs | €395 for a sole trader or general partnership; €695 for a private limited company |
| Valuation | Indicative cost of €110 to €850, depending on the type of valuation required and accepted |
| Civil-law notary | Charged separately if an additional mortgage deed is needed |
| Other costs | For example, an external income assessment or National Mortgage Guarantee costs, where applicable |
Third-party costs are not included in the Homeloan fee. We explain in advance which costs apply to your application. You can also view Homeloan fees and services.
For a small loan, one-off costs have a relatively large impact. That is why we consider the total cost and repayment period as well as the interest rate. A longer term can reduce the monthly payment while increasing the total interest you pay.
Is the interest on your mortgage increase tax-deductible?
Are you using the additional borrowing to improve or maintain your main home? The interest may be deductible if you meet the Dutch tax conditions. In principle, a new loan must be repaid within 30 years on at least an annuity or linear repayment schedule. Additional rules apply to a construction deposit account.
If the money is used for a car or holiday, for example, the interest on that part is not deductible as home mortgage interest. Keep your renovation invoices and proof of payment. Homeloan considers the tax treatment in the advice so that gross and net monthly payments are clearly distinguished. Read the Dutch Tax Administration explanations about borrowing for a renovation and mortgage interest deduction, both in Dutch.
How to turn your renovation plans into a clear next step

Frequently asked questions about increasing your a.s.r. mortgage
Do I have to return to my original adviser?
No. You can ask Homeloan to help increase your a.s.r. mortgage. We will discuss the information and any authorisation needed to assist you.
Can I borrow more if I have plenty of equity but now earn less?
Equity does not automatically give you additional borrowing capacity. Your current income and financial commitments remain important. Discuss your situation before committing to a renovation budget.
How long does the application take?
This depends on your case, the assessment by a.s.r., the valuation and any appointment with a civil-law notary. We discuss your schedule during the initial consultation and keep you informed throughout the process.
What if I cannot apply myself?
We can look at why the application cannot proceed and which route suits your circumstances. Advice does not guarantee approval, but it clarifies what is needed for a suitable application.
Can I receive advice online?
Yes. Homeloan helps clients at our office in Eindhoven and online throughout the Netherlands. You can also book a free initial consultation about an existing a.s.r. mortgage.
